Project Summary
The City of
Durham recently awarded the Gattis Street revitalization (View
proposed site) project to a collaborative of nonprofit developers that
includes Durham Community Land Trustees, Habitat for Humanity and Self Help
Community Development Corporation. This
group represents Durham’s most successful and innovative nonprofit developers
of affordable housing. The Gattis Street Project will construct thirteen (13) new affordable housing units for 1st time homeowners along the cul-de-sac. This street has been overgrown, blighted, and used as a dumping ground for almost ten years. DCLT will construct six (6) homes and Habitat seven (7). Self Help has plans to develop areas adjacent to Gattis Street. Quality of Life Initiative
The Gattis Street development collaborative is part of a community-wide Quality of Life Project. This project works to coordinate efforts of residents, developers and financial supporters in Southwest Central Durham to make tangible improvements to the community. The collaborative strategic planning has yielded the following goals:
Affordably GreenDCLT is committed to meeting Healthy Built Homes Certification criteria in all its residential projects. These criteria developed by the NC Solar Center incorporate environmentally sound construction methods and materials coupled with high energy efficiency standards. For homeowners this translates into a pleasant healthy living environment and significantly lowered utility and maintenance costs. The six homes developed by DCLT will include amenities such as passive solar orientation, solar hot water heaters, and energy efficient appliances. Homeowners are predicated to save as much as 60% on their utility bills, thus creating not only affordable housing but more affordable living. Project Funding
The cost of the
project is underwritten by the City of Durham’s housing bond program along
with substantial private funding. Site
development and other pre-development activities are currently underway.
Construction is scheduled to start in the Spring 2005.
